New commercial and addition projects must go through the development process and be approved by the Planning and Zoning Commission and the City Council.
In addition to the documents outlined below, tenant finishes and remodels must have on file a Zoning Compliance Form to ensure the proposed use complies with the zoning of the property.
Building permit applications for commercial construction must include the following:
- Application for Building Permit PLEASE NOTE THAT IF YOUR PROJECT NEEDS A GP#2 PERMIT, YOU MUST PROVIDE THE AUTHORIZATION NUMBER TO THE CITY.
- Builder's Acknowledgement
- Two sets of construction drawings
- These plans will become part of the property file and will not be returned.
- Construction drawings on disk or via e-mail
- (.pdf and/or .tif format).

General contractors must adhere to state requirements for registration, etc.
No work will be performed on electrical, plumbing or mechanical systems without having first obtained a trade permit. Please contact our office at (515) 223-6221 to get the most recent version of the trade permit.
Trade contractors wishing to perform work in the City of Clive must be licensed through the appropriate state agency(ies). License must be presented at time of permitting.
Inspections will be scheduled on a first-come, first-served basis by calling the Community Development Department at (515) 223-6221. No inspection will be scheduled if the required permit(s) has(have) not been processed.

Prior to requesting a specific inspection, the building permit (if applicable) and/or trade permit must have been issued.
