History
The City of Clive was incorporated in 1956. At the time its western boundary was 100th Street and the land area was less than two square miles. Clive was a small predominantly low-density residential community. NW 86th Street ran north/south through the center of the original Clive city limits; at the time the only north/south street that spanned the entire width of Clive.
A major transportation route since the inception of Clive, the NW 86th Street Corridor became ideal for commercial and industrial development. Within the corridor boundary higher density residential uses (apartments and other multi-unit structures) were built. Where constructed (primarily east of NW 86th Street), the multi-family structures created a transitional area buffering the higher intensity commercial and industrial uses from the lower intensity single family residential neighborhoods.
Today the corridor still consists of primarily retail commercial and industrial uses. The existing retail commercial is typically in the form of strip centers, individual pad sites and other auto-conducive forms. Large building setbacks, pole signage and paved parking lots are also standard along the corridor. Examples of the existing low-intensity industrial uses are storage facilities and warehouses. Single family and multi-family residential are still present within the corridor. Within the corridor single family is predominantly to the west of NW 86th Street, and multi-use predominantly to the east. However, single family residential is present adjacent to the study area on the east and west, particularly north of University Boulevard and Swanson Road. The corridor's status as a primary transportation route has increased after its connection to the interstate system, I-35/80 to the north and I- 235 to the south.
