The City of Clive is an intriguing community. It is both a first tier and growth-oriented suburb. Previous growth and annexation policies have allowed the City to physically expand its boundaries westward from the origins of the community. Through a relatively linear annexation pattern and a positive community image Clive has captured a solid portion of new residential, commercial and employment growth in the western Des Moines suburbs. Additionally, the City has retained a proactive posture toward new growth and development.
A few vacant storefronts, the types of businesses moving into the vacant storefronts, minimal reinvestment in properties in regard to aesthetics – usually occurring only when prodded, a cluttered streetscape and a place that more people pass through then stop and visit on a daily basis – these are all signs that things are changing along the NW 86th Street Corridor. The Corridor has traffic volumes at approximately 32,500 daily trips and safety has become a concern as congestion is seen daily on NW 86th Street, University Boulevard and University Avenue and accidents are occuring more often.
To retain it’s position within the metropolitan Des Moines region, the City of Clive must remain proactive not only when it comes to new growth but also as needs in older areas of the community arise. The NW 86th Street Corridor is evolving and beginning to show the signs of a maturing corridor developed around prior market conditions and development standards.
From a NW 86th Street & Univervisty Blvd/Ave Corridor Transportation Improvement Plan to a new Streetscape Improvement Plan and even new zoning and planning oppurtunities, the City of Clive is trying to take the Corridor from a transportation corridor to a destination corridor.
